This month, rather than spotlight one local neighborhood, I am going to spotlight one segment of the local upscale housing market—homes on 10 acres of land or more. These homes are generally in smaller subdivisions or neighborhoods with fewer homesites, therefore fewer home sales. So, I am putting them all together to take a look at real estate trends in this segment as a whole.
Some of the beautiful neighborhoods represented here include Piedmont Riding Club, Thunder Oaks , Evergreen Farms and Mountain Crest Estates in Haymarket; Green Gables and Tullamore Estates in Catharpin; The Chimneys in Gainsville; Dominion Reserve in Broad Run; and Bristow Manor in Bristow.
For the purpose of comparing similar home sales in this report, I have removed a couple of properties with small or very old homes that were sold primarily for land.
Comparing home sales this year to last year, the trend on these larger homesites seems to follow the same pattern as the rest of the Haymarket area—fewer homes sold, but the Median Sold Price still increased.
In the chart are the figures for January 1, 2014 to September 9, 2014—about the first 3 quarters of this year compared to the same period last year.
