2016 Real Estate Market Trends comparing Haymarket, Gainesville, VA and Washington D.C. …

My cover story for the Haymarket Homewowner Summer 2016 Issue noted a recent Washington Post article about an “exodus” from the suburbs to the District, as well as population growth predictions in both areas. After these discoveries, I decided to compare our current, local real estate market trends here in the “burbs” to those in Washington D.C. There were some very interesting and positive findings.

The chart below compares the real estate market trends for all home types in Haymarket and Gainesville to that of Washington D.C. It is for this year so far from January through the end of May.

You will see that overall there is a substantial improvement in our area compared to this time last year—especially with fewer new listings (they have been growing for the past couple of years).

When comparing to D.C., look closely at the Difference column. This shows us that while D.C. is surely doing well, there are actually more homes being sold here, with increasing sold prices and fewer new listings. I don’t think there is a need for concern here in the near, or distant future!

Here are the May 2016 real estate sales results for ALL home types in Haymarket and Gainesville along with the percentage of change from last year during the month of May in 2015:

Year-to-Date 2016 Community Real Estate Market Trends

The year is almost half over and the Spring market is slowing down. Below are the real estate market stats for some of the larger, upscale communities in Haymarket and Gainesville.

You will notice that the data shows exceptional differences between communities. Keep in mind that there are fewer homes within a subdivision to collect data from, often with just a couple of sales, compared to that of a town or region.

Consistent in most neighborhoods, with the exception of a couple, is a substantial increase in Median Sold Price. Days on the Market is still high, but it is decreasing in some neighborhoods.
